Top 5 Neighborhoods of Niceville Florida

So, you're thinking about moving or relocating here to the Destin Fort Walton Beach area. You're considering moving to Niceville and you're probably wondering, what are the top five neighborhoods in this area? Well, lucky for you, my team and I came up with that, and as an added bonus, add to new areas that are being developed.

Today, we're talking about Niceville and the top five neighborhoods for Niceville. So, first of all, why would you want to move to Niceville? I'm sure you've already done your research. Well, I've asked my former colleagues and friends about that, that live in Niceville and this is what they had to say. They say that they love the schools. Arguably the best in the area, especially Niceville High School. They like it because of the light traffic in the area because you don't have that, not Highway 98 going through there. Most people are going around to get to certain places. So, it's actually really light traffic and you're just dealing with other people that live in Niceville. You get easy access to the airport, the interstate, and Eglin Air Force Base if that's a place that you work for need to go over if you're a retiree. You got easy access to water activities. You're only a short car or boat ride to Destin. And there are lots of great restaurants throughout the area. So, definitely check that out.

So let's go ahead and get right into it.

5. Rocky Bayou

Now, Rocky Bayou is located just north of the state park preserve. Its median house price is about $470,000 with a high all the way up to $1.9 million. That's a pretty nice house, as a low of $296,000. Most of these homes are going to be medium to large-sized homes. And, one thing about Rocky Bayou is that some of the areas are a little hilly, comparatively to the rest of places. I'll be talking about but overall still pretty decent size a lot.

 4. Lake Pippin Estates

The next one that we have, which is number four on our list is Lake Pippin Estate. The reason I put this on there is, it's actually located on the southern side of Niceville. It's kind of tucked away in the outskirts. It's got a private beach and very nice and well-maintained homes. It is a medium price of about $710,000. A high of $918,000 and a low of $525,000. So, it is a pretty pricey neighborhood, but it's absolutely gorgeous.

 3. Parkwood Estates

Now, this is a small gated community. Just north of Bluewater Bay and next to Bluewater Elementary School. It is a median home price of about $337,000. It got a high all the way up to $485,000 and a low of $198,000.

 2. Magnolia Plantation

And, the next that we have is number two on our list is, Magnolia Plantation. Now, this area has two gates and it's located just north of Bluewater Bay with access to all the Bluewater Bay activities. Now, this is actually part of Bluewater basins. It has all the access to it, but it's just a little bit more of a, will say affluent part of Bluewater Bay. A little bit more private. You have a medium price of $476,000. So, pretty much average there. You've got a high of $665,000 with a low of $285,000. And of course, you probably already guessed what the number one on our list.

 1. Bluewater Bay

That most sought-after place and neighborhood in Niceville is, Bluewater Bay. You guessed it. It's got a 36 hole golf course. It's got ball fields, five swimming pools, private beaches, parks, sidewalks everywhere which is great. Shops and 120 slip Marina. A very, very friendly environment to be out in great people there, great community. So, you're wondering well, what are the prices? Okay. Well, the median price in that area is $360,000. You're high all the way up to $589,000 and a low of $215,000 here in 2020. Most of the people that we work with that are usually active duty or retired military. This is typically where they want to be and where we typically move people that want to live in Niceville.
