Sandestin Miramar Beach Florida

So, you've probably heard it. Sandestin, Miramar Beach, Florida. What's kind of the difference between the two? Well, in this video, we are going to go through exactly that and give you a little insight into the Sandestin Miramar Beach area. So, stick around.

Alright. So, let's get into Sandestin in Miramar Beach. So, when we look at this area, it's actually one of the more sought-after locations here in this area. Now, a lot of people will refer to Miramar Beach as the start of the 30A area which is the most affluent area out here. And as this observer would go and be like, yeah, it kind of looks like that whole area that moves down there, but it's not on 30A. So, okay. But, Miramar does have a variety of attractions, of course golf, like year-round golf all around through here. They've got great shopping centers, dining, especially they've got some high-quality dining there. Now, as we kind of explore Miramar and Sandestin, it's really important to understand this relationship that they do have. Now, Sandestin actually expands 2400 acres and it's actually located within Miramar Beach. So, Sandestin is technically its own entity. It's actually kind of cool because it's like its own little town within a town. But it's also referred to Sandestin Miramar Beach due to its proximity to Miramar. The fact that those are two in the same, which is kind of why the title of this video is what it is.

Alright. So, when people look at the Miramar, Destin is right next to it. Right? It's located right to the west of Miramar, and it's actually one of the more popular destinations, Destin destination. Why? Because of the beaches, it's a little bit more crowded, I would say, in the Destin area versus the Miramar Beach area. And, even though both areas are pretty affluent, if you had to go between the two, which one's a little bit pricier or which one has a little bit more affluent of the current people and the structures and what have you, I'm going to say that it's more Miramar, that actually has that. It does, Miramar also tends to be a little less crowded than Destin, obviously. And Miramar Beach also has a wide range of different real estate options as well. Condos, townhome, and single family homes.

Now, Destin also has that as well. But, when you put the Sandestin resort, that has all three of those in just the resort itself. I mean, we can say that we've got a little bit more options there. Right? So now, Sandestin Miramar Beach is known, of course for the beautiful beaches there. Now, if you go down Scenic 98, that goes down towards the coast there. It's probably some of the best views that you're going to find in the Destin Miramar Beach area. As you can drive down and just peer over and you're right there in between where the condos and the homes are and the beach itself in the public beach and some private beaches. And there's just nothing there but that beautiful emerald water and that white sand. Yeah. It's nice driving around there. Of course, it also has a host of world class amenities throughout that area. Several award-winning golf courses that are there, especially the one on Sandestin. They've got Raven Golf Club, Baytowne, which is what I was talking about golf club. Visitors can also do water sports over there whether you're using the Bay or the gulf. You also have paddleboarding, kayaking, parasailing, there's just sky's the limit. Right?

Miramar Beach is also shoppers’ paradise as they call that. There are several high-end shopping centers, but the one that they're most known for is the Silver Sands Premium Outlets. Where a lot of people kind of go to. Now, the date of this video was in 2023, they finally, Oh my gosh. They finally finished the con well, almost, finished the construction to turn it from four lanes into six lanes. And man, it seems like Miramar was just under construction forever. It seemed like for five years. But anyway, they finally got to that point where it's up and past where the Silver Sands Outlets are. So, now you can have access and traffic flow is going to be a lot easier to get in there. Also, you also have the Grand Boulevard in Sandestin for additional shopping, which is also really nice.

Alright.So, when it comes to dining, Sandestin Beach, again, doesn't really disappoint. The area is home to several different restaurants and everything from fresh seafood, which is of course what we're known for out here to international cuisines. Some real popular dining's, of course, The Wine Bar, they have the Marlin Grill, Ocean Club Restaurant. And some of my local favorites out in Miramar, if you've been and you like Greek, try the Aegean Restaurant that's out there. The original one that I like is in Shalimar and I probably eat there twice a week, it's delicious. And of course, there's a host of other ones. Though one thing you'll notice too when you go into Miramar and you're looking at places like a Five Guys, burgers, and fries. Right? And, normally that kind of looks more like your fast food, burger kings, things like that. I remember driving up to it and even like Taco Bell, it's like it's got the white wash on it, you wouldn't even recognize it as it being one of those fast-food restaurants. So that's kind of a neat little thing that they have for dining that's out there. If you haven't been there.

As we talked about Sandestin in Miramar, it's not just a vacation area. There's a lot of people that actually live in here and they love to call this place home. Right? The area still offers a high quality of life, excellent schools, low crime rates, and plenty of outdoor activities, of course, for you to do, which we've mentioned before. Even many famous people have decided to settle down in Sandestin in Miramar area for their permanent residence. If you're familiar with football, NFL quarterback Matt Hasselback. And if you like country music, music center Luke Bryant also does have a house or residents out here. So, maybe you can say hi if you see him out.

Okay. Now, so if you want to invest in this area, it can be a pretty good financial decision for several reasons, versus that's areas been steadily growing over the recent years. The real estate market is definitely really kind of skyrocketed over the past two years and is continuing to grow. Even though if you're watching real estate in 2023 and you see list prices decreasing, that still doesn't mean that what they actually sold at isn't higher than what something else sold at a couple months ago. So, we as real estate professionals, we track sold prices, not list prices, what things actually sell at. So, is it still going up? Absolutely, it is. Right? Additionally, the demand for these properties is extremely high. Especially if you're, for short term rentals, just check it out right now and see how much you're going to have to cost for or pay for a short form rental here in July. Especially around the fourth of July. Yes, the demand for those is super, super high, especially in our summertime. Which means that investing in a condo or any sort of short form investment in this area is definitely going to be really good for you for passive income.

Now, couple of things that you may want to consider. Talked, of course, to a lending professional. If you don't have one of those, you know, talk to us. There are certain different types of investments or different types of condos that require certain types financing, if you are financing. So make sure to talk to us prior to going in there. But the possibility and probability of passive income plus having a nice place to stay is really, really good here in the Miramar Sandestin area.

Okay. We also have for the area that most of these places especially condos are kind of low maintenance and just have that wide range of amenities. You know, things like swimming pools, fitness centers, tennis courts. And they're just attractive and really cater to the luxury lifestyle that's not going to cost you that big luxury price.
