Niceville Florida 2020 vs 2021

So, we are halfway through 2021 already, and obviously, we have all had to deal with so many changes since the early part of 2020. But as we are using through our year and 2022 is right around the corner, we have been able to see that there are a lot of changes happening again. That actually brings us back to us the sense of normalcy. So, there are a lot of areas have been through changes a little bit differently than some other areas. But today, I specifically want to talk about Niceville, Florida 2020 versus 2021.

All right, so, Niceville, Florida 2020 versus 2021.

HOME SALES

Well, I'm a realtor so of course, I want to talk about the home sales first. Now, we're only halfway through 2021. So, I only want to really talk about the home sales in Niceville from January 1st through June 30th, 2020. So, I'm going to compare that to the numbers for sales from January through June 30th of 2021.

So, for 2020 the average sales price of a home was $397,000. And, this is for a three-bedroom two-bathroom scenario. And the average number of days on market was 36, so it takes a little bit over a month for a home to go under contract. Little different this year and it's very competitive, a lot of the buyers came out to play this year. And so made the market a little bit more competitive and which did raise up the numbers for home sales as well. The average sales price of a home in Niceville from January through June of 2021 is $447,000. So yes, that did increase about 15% from 2020, the first half of 2020 anyway. A lot of the buyers are very competitive. There are a lot of multiple offer situations. A lot of buyers are willing to pay tons of money out of pocket in order to close the deal. There are a lot of people that pay thousands of dollars above the appraised value, just to make sure they lock in the home that they absolutely adore. So, if you are looking to purchase a home or maybe you've already experienced it, just know that it's very competitive. When a great home hits the market, the claws come out, and a lot of buyers are out there to fight for it.

RESTAURANTS AND RETAIL STORES

Another thing that's changed for 2021 compared to 2020 is that the retail stores and restaurants are opening at full capacity at this point. So, there's no longer a need to wait outside if there are only half of the seats taken inside a restaurant or stores, or you have to wait outside to get in. And you know, people get their stuff and check out for you to be able to come in. None of that, just go in for max are optional for most of the storage. You'll see the signs, each store has their own policies there. But we're still easing our way back into normalcy in 2021. Some areas are different than others. But in Niceville that everything seems to be sliding back into what it was before 2020.

STAFF SHORTAGE

Unfortunately, there seems to be a staff shortage everywhere including in Niceville. You see a lot of now hiring signs out that could be due to lots of other reasons. I know there are people who are still getting the federal unemployment benefits. There are a lot of people that are still worried about returning to work or being out in the public because of covid. Many different reasons why you know, some of these businesses may be short on staff. So just, I hope we can all just be patient and just keep the business alive and help the community. Just still continue to go out and purchase and eat at restaurants and just help the business community.

PARKS & OUTDOOR PLAYGROUNDS

Another awesome thing that I've noticed different from 2020, is that the parks, and the outdoor playgrounds for children are reopened. I know I stopped by the Children's Park in Niceville last year 2020 and it was closed down, all taped off. It was very very sad, it's a great park out there. But it is open now, the splash pads open for the kiddos to get out. Some kids are not wanting to sit at home all the time. Some are not into video games like others. So, it's great that these outdoor activities are available for the kids to enjoy now.

SCHOOLS

Another big change that is coming up is that these schools are reopening and back to normal operations. So, the My School Online option is no longer available to where the kids were able to still stay enrolled in the school, but do school online at home. No longer available. So, all students will be returning to school. They are, of course, going to maintain the cleanliness of the school, and sanitize all that wonderful stuff to make sure everyone's still in the safe environment. But, there are, I'm sure, people out there that are still not comfortable with sending their kids to school, but it is about that time. A lot of kids have struggled doing school online. And, it's just not a great environment for some of the kids to do school at home. So, I do feel like in my opinion, it's great that they're opening up schools because a lot of kids need that. They need to be around other kids, other students, and be face-to-face with teachers as much as they can, to make sure they get the education that they definitely deserve.

NEW CONSTRUCTIONS

Oh, and one more thing that I forgot to mention earlier when I was talking about housing, of course, just popped in my head too, because I'm so excited to talk about homes. There are also a lot of new construction homes available in Niceville this year too. Lots of opportunities for people that were looking for a newer home to get their opportunity to finally purchase one out there in the Niceville area. But, if you want the specifics, or if there is something specific that you're looking for, there are a lot of vacant lots as well.
