Moving to Navarre and More Things You Will Want to Know

Are you getting ready to move to Navarre, Florida but need a little bit more information first? That way, you know that you are more than prepared to make that big move. Well, in this video, I'm going to talk about moving to Navarre and more things that you're going to want to know.

Alright. So, when moving to Navarre, some of the things that you're going to want to know.

Work with a Realtor!

First, you should probably make sure you connect with a realtor if you're looking to purchase property. It makes everything so much easier on your end, especially if you're not living in the area or not from this area. Connecting with the realtor would give you the opportunity to learn a lot about the area, narrow down the things that you're looking for. And really, just help you throughout the process from the time you start looking for property to the time that you sign your papers and close on the property. So again, if you're not familiar with the area, your realtor will be able to give you all the information that you need or pretty much point in the right direction if you need additional resources. And also, when it comes to putting in offers and really negotiating, a realtor is there to help you with that, especially in this current market. There's a lot of buyers out there and not enough inventory for everybody, so there's a lot of competition between buyers. And it just makes it a whole lot easier to work with the realtor and have someone on your side to help you with that negotiating process and getting to close. You also want to have a realtor look at properties for you if you're not in the area and you can't be present for showings. You have a realtor that will be able to do virtual showings, possibly, maybe FaceTime if you're available at the same time. Or, just have a realtor who can record a video and send it to you so you could watch it at your convenience. But again, having a realtor is just makes things a lot easier for you and it's a lot of your shoulders when it comes to purchasing property and you're not even in the local area.

Convenient Location

Okay. So, Navarre is a great place to be because it is in a convenient location. It's close to Hurlburt Field Airforce Base. It's right in between Pensacola and Destin. So, if you're a military, first, you'll have a shorter commute getting to Hurlburt Airforce Base. Or if you like to shop, of course, you would be in close driving distance to get to Destin or Pensacola where they have the bigger shopping areas. Not a whole lot of that in the Navarre area. You're also located close to the beach. That's the biggest bonus that you would have. Just make a quick trip or two in Navarre beach or you can hang out on the sand. There's a park, actually, there's a new splash pad built for children right there close to the Navarre beach bridge. So, you know, little ones that like to play in the water, but not necessarily go all the way up to the beach. Enjoy that new splash pad right there in the sand. And again, even if you want to find a place that's still close to Fort Walton Beach, if you live in Fort Walton or maybe, Gulf Breeze would be another great option for you. Navarre again, is right in between it all. It's just right off of Highway 98. So, it's just one straight shot through the town, and there's just a lot of options as far as housing. So, let me get into that as well.

As far as housing in Navarre, the average right now, the average sales price hand right now that it's currently June 2022. So, looking at sales over the last couple of months, the average sale of a single-family home in Navarre area is $473,000. And that's more so for a 3-bedroom, 2-bathroom around 2,100 square feet. Now, if you're looking to rent for the time being, you're not able to make a purchase, we're not ready to make a purchase just yet. The average rental per month is $2,100 to $2,200. We're actually going to get to $2,300 average. And that's for another 3-bedroom, 2-bathroom average is 1,900 square feet. So, the prices, yes, they are going up. In this current market, unfortunately, for the buyers. However, just wanted to make sure you're updated on those rising prices. So, if you are currently looking, just be on the lookout. Make sure you do have a preapproval letter from your mortgage lenders, just to make sure that you are out there shopping within your budget.

Holley by the Sea

Now, one of the largest communities located in Navarre is Holley by the Sea. It's very highly desired neighborhood, very large neighborhood. A lot of the homes out there, you have so many different options. You have homes that are built anywhere from the 1970s, up to new construction. Or, you can even purchase a vacant lot and just build your own home. Now, Holley by the sea, one of the great things about that is, it has a small HOA. Maybe around four or forty-five or fifty per year. And with that, you have access to great amenities. The rec center has three pools. You have the family pool, the kiddie pool, and a lap pool. There's eight tennis courts, a full weight room, basketball court, volleyball courts, a baseball diamond, or shuffleboard, pickleball. There's grills you can use, a walking trail. There's a sauna steam room, a game room, and there's also the beach area with a playground where you can go fishing off look here. Or there's also a campsite and access to a boat ramp as well. Boat ramp is located off the east bay boulevard. But also with the beach area, there's a little, there's a beach house that you can use for family events that do include tables and chairs for you to use. So, again, the amenities are great, great access to if you do live in Holley by the sea. There's something for everyone to do at the rec center of course and great place to hang out on a nice summer or spring day with access to the water. And, you also have a, just so you know, you have to cross Highway 98 to get to the rec center. So, it is located south of the highway from the main area of Holley by the Sea. So I just want to put that out there. It's not necessarily walking distance for your children to be able to walk to from home. So that's pretty much the downside to where the record center is located.

Not a Large Town

Navarre isn't a large town per se, so there's not a whole lot of options as far as entertainment and shopping, as I mentioned briefly. If you are a shopaholic and you'd love to do a whole ton of shopping, you'd probably like it going into Pensacola. There are great shopping options there. There's a Cordova mall. Lots of little shopping centers, and you can also take a stroll through downtown. Lots of restaurants, small bars, and little boutiques that you can shop there. Or go into Destin, which is not that far of a drive. Maybe about 30 minutes or so depending on the time of day, time of the year. You also have, as far as restaurants, there's a lot of the local favorites. There's TC's Front Porch, there's Dewey's. There's a great sushi place that I actually really love myself it's called Slippery Mermaid. There's Shark Bites if you're into great burritos. And there's also Juanas over there on the Navarre Beach. That's a great little waterfront hangout spot. We can play volleyball, have some drinks, have some great food to eat. So, those are just a few of the local favorites out there in Navarre.

Now, there's still a lot of fun things to do that, you know, we're not an area where you have all these big amusement parks or huge water parks. However, there's still a lot of fun things to do on the water. There's places where you could rent out kayaks and paddle boards and jet skis. Or you can go on a little boat tour or boat cruise with the family. So, there is, it's like a little a quaint area, family friendly area out on Navarre beach. But again, a lot of the locals still like, I'm sorry, a lot of the tourists still like to visit because it is known as the most relaxing beach in Florida. So, it's just a great place to visit even if you don't live here, it will live in the Navarre area. A lot of people that I've spoken to, they have visited in the past. Which is why they know that they actually do want to relocate to Navarre area because of how much they absolutely loved it.
