Moving to Miramar Beach Florida - Insider Secrets
So, you’re thinking about moving here to the Destin Fort Walton Beach area and you're considering going to Miramar Beach. Well, in this video we're going to go over The Insider secrets of the things that you need to know.
So, let's talk about Miramar Beach and why people want to move to this area.
LOCATION
First thing, the location. Location, you just can't be, is just east of the Destin area and of course, just west of 30A, one of the most beautiful and just really expensive homes here on the Emerald Coast. Not only that but there's tons of stuff to do out here. Not only the beach that you see behind me, but there's tons of stuff for couples, for families, everything's out here. Not only that, but you have great nightlife out here. If you don't want to go down to Destin, check out the Harborwalk and all the different restaurants. Here in Miramar, there's tons of stuff for you to do. You have all different restaurants, it's just phenomenal. Not only that but there's a great job market here. Thanks to, well, tourism (and who couldn't want to come out here) attract a bit of a more of an affluent crowd out this way and because of that, the restaurants, the activities, everything is just fantastic here. And of course, the beaches, you can't beat that.
All right. So, let's talk about housing and where to live. Let's talk about those Insider Secrets first.
HOUSING AND WHERE TO LIVE
Well, housing out in the Miramar area is actually a bit expensive more than you're going to find in this area. Single-family homes are going to be a little bit more modern. They actually kind of got a little bit more of a Mediterranean look out here, especially when you're looking on the higher end of homes. Now, your single-family homes out here are going to be in a higher price bracket. I guess depending on where you're coming from. You're going to see median prices somewhere around $653,000. That's a high all the way up to $5.9 million. Well, we might as well just call it six, right? And a low all the way down to about $210,000 which wasn't necessarily close here to the gulf. If you're looking for condos, there's still plenty of condo living out here. Your median price is around $392,000 with a high all the way up to 3 mil and a low of $125,000. Now, if you want to compare this to the national average, it's still a little bit expensive. Even looking at helicopters. Your national average is around $217,000. One thing you want to watch out for in this area is Cobra zones, and I'm not talking about the snakes. I'm talking about, CBRS zones or Coastal Barrier Resource Area zones. Now, in these areas, it's very hard to get insurance for certain homes and mainly because it's where they have allotted, where the surge would come in for the water, and you know, flood insurance and things of that nature. So, you want to check with your real estate professional prior to doing that. Not only that, there are lots of gated communities in this area. And because of that, there are lots of HOA's. Now, HOA's are not like they are in South Florida. It's not that bad if you've been down that way. But, they are there to kind of keep the values up to make sure that everybody experiences the same thing that you have.
NEIGHBORHOOD
Now, let's talk about neighborhoods. If you're looking for the most affordable place in Miramar Beach to live, it's in the kind of northeastern part above Highway 98. It's a little bit closer to the Sandestin area. And, if you start to venture down, a little bit South and of course South of 98, you're gonna see a lot more vacation homes. And because of that, it's getting closer to the gulf and that's when the prices start to go up and up from there, and there are lots of great communities. The ones that you move closer to Destin are a little bit more residential. But, just know, no matter what community, the closer you get to the gulf, the more likely, you're going to be sharing the springtime through the fall time with the wonderful and very happy vacationers that come out to our areas. Thanks to the good old VRBO's, Airbnb's, and short-term rentals that we have.
TRAFFIC
Another thing I want to mention here is the traffic. Just getting out here was crazy. But, the construction out here is been going on for quite some time, but hopefully, it's going to end soon. If you ask me in my personal opinion, it's kind of a Band-Aid fix on some of these things. But in any case, they're starting to wiring them out. But in the meantime, you got a whole bunch of people that don't necessarily know where they're going and trying to get somewhere real quick. And it has a very negative effect to slowing down traffic. But, this is a beautiful place that people on the go, so that's where people want to be. In springtime, yeah, we're going to get Miramar back usually between (I don't know) November all the way until spring break time. But, for the rest of the time, of course, you're going to be sharing the roads with the vacationers here.
TOURISM
Alright, tourism. Tourism is a big thing here and because of that, we have great jobs and a great market here. Now, there is a small law as I had mentioned before in the actual area where the tourism is really bad for our traffic and just congestion where we essentially get Miramar back is, of course, between around November all the way until you get to about spring break. And then of course, traffic and everything ensues.
DAY-TO-DAY SHOPPING
Now, if you are living in this area, you got to figure out where your day-to-day shopping is going to be. Now, we do have the Winn-Dixie, which is our local grocery market, that is just south of the outlet malls, right around that area. You're going to have to travel to get your Walmart. If you want to head out to Sandestin to the east or head out to Destin, which is out there to the west, you'll be able to find that. And of course, if you're heading out to Destin, you also have Whole Foods Market there and tons and tons of dining options out in the Miramar area. You just can't beat that.
SCHOOLS
As far as schools, school in this area for elementary is the Van R Butler School. Middle school is, of course, Emerald Coast out here, and the high school in Destin. Now, funny enough, Destin as of the date of this video is actually a brand new high school. So, they're still getting everything going, but it's a beautiful location continuing to grow and to build that area out.
WEATHER
Now, weather, that's probably one of the things that attracted you. So, let's get something straight, it does get cold here, Florida cold. But, it doesn't get too cold. In the winter, it's anywhere between 45 to 70 degrees all throughout the day, it's typically somewhere around 50. During the Spring, you have 60 to 88 degrees. And of course, in the summer, it can get anywhere from 73 up to 90 and above. Now, the thing that gets you here is not necessarily the temp, it's the humidity. And of course, you have the fall time, which is a big array between 48 to 80 degrees.
