Military Stop Movement Order: What this means for your PCS and the Real Estate Market
On March 11th, the Military Stop Movement Order was issued for 60 days to mitigate service members spreading the coronavirus. This means that most PCS's have halted with the exception of if the move is mission essential, for humanitarian reasons, or is warranted due to extreme hardship.
As of this date, there is rumor of another 30-day extension to the order. If that happens, what does this mean for the real estate market when military members are again allowed to PCS?
The coronavirus pandemic has caused the real estate market to slow down. People aren't moving as much, so for those military members who have orders to PCS in the near future, this means less competition with civilians for housing.
Though the real estate market has slowed down, this does not mean it has stopped. Most states consider real estate to be an essential job because people still need to buy and sell houses. So, our prediction is that when this Military Stop Movement Order is lifted, those areas surrounding military bases are going to be highly competitive for buying and selling houses. This means that you will probably need someone out there advocating for you to help you buy or sell as early as possible. We anticipate the PCS "season" to explode from late June to August/September timeframe. So, start talking with a real estate professional now so that you will be prepared when the time comes.
