Is Navarre The Most Affordable City in Florida?

Question of the day. Well, in my world anyway. Is Navarre the most affordable city in Florida? Well, what's your guess? Either way, I'm going to tell you why it is or why it is not the most affordable city in Florida.

So, is Navarre the most affordable city in Florida? Well, let's break it down by the Cost of Living first. Now, if you've seen my previous videos, you'll know that I like to use the index scale of 100. So, any number that I give you above 100 is going to mean that it's above the Florida average. And any number below 100 is going to be below the Florida average. Alright, so the overall cost of living in Navarre is 104 on the index scale. So, it is a little bit higher than the Florida average. However, there are certain factors that are actually below the Florida average. So, let me go ahead and break that down for you.

HOUSING MARKET

Alright, so with me being a realtor, let's talk about the Housing Market first. So, according to Florida realtor.org, the Statewide median sales price for a single-family home is $314,900 and that's actually 16.6 percent higher than the previous year. So, if you haven't heard already, the market has gone up quite a bit. And now for Navarre, the median sales price for homes sold between January and April 2021 is actually$314,250. So, it's just below the Statewide median sales price. And that's for a three-bedroom, two-bathroom home with the median square footage being 1,922. Now, we want to look at Townhomes. The median sales price for the State of Florida was at $233,240. For Navarre, the median sales price for a townhome is $250,000. And that's for a three-bedroom, three-bathroom townhome with the medium square footage being at 1,613. So, that's about a seven percent difference higher than the national, I'm sorry, not the national, the Florida average sales price for a townhome. So, it's a little bit more expensive there for a townhome in Navarre than it is for single-family homes.

UTILITIES

Now, for Utilities on the index Scale, Navarre is at 119 on the index scale. So, it's a lot higher. Again, it's very hot too, so a lot of us like to run the AC a little bit higher. For electricity, just to break that down. The average cost for electricity is $221 per month with the Florida average being at $167. So, it's a little bit higher there for utilities here in Navarre.

TRANSPORTATION

Now, for Transportation such as the routine maintenance of your vehicle, insurance and gasoline, on the index scale Navarre is at 94. So, it is a little bit lower than the state average and actually, the state average on the index scale is at 98. So, even the State of Florida is lower than the national average. But you know, we are just talking about Navarre here. So, Navarre is lower than the state average. We want to break it down by the gas prices. Right now in the State of Florida, the average price for regular gas is at $288 a gallon, with the premium being at $3.54 a gallon. In Navarre, right now, it's currently May that I'm recording this video, In May 2021, the average price of gas is $299 for regular and $3.63 for premium. So, it's shot up there a little bit, but either way, we start a little bit lower than the rest of Florida. Thank goodness.

HEALTH CARE

So, let's talk about Healthcare. On the index scale, Navarre is at 98. So, it's a little bit cheaper than the State of Florida. We want to break it down a little bit more. Your average cost for a doctor visit is $86 a visit, with the Florida average being 115. To see the dentist, the average cost in Navarre is $101 per visit with the Florida average being $98. Now, if you need to see an optometrist, the average cost per visit is $76 with the Florida average being at $106. So, that just kind of breaks it down a little bit on how Healthcare is a little bit cheaper than the rest of Florida here in Navarre.

GROCERIES

Groceries, while it really shouldn't matter, but I'll tell you anyway because I mean we all have to eat. On the index scale, Navarre is at 102 on the index scale. So, it's a little bit higher than the national average. Now, the State of Florida is actually 105 on the index scale but here in Florida, I'm sorry, here in Navarre, It is a little bit cheaper for whatever reason. But as I said, again, it shouldn't matter because we're all going to eat either way.

 

Alright, so bottom line, Is Navarre the most affordable city in Florida? Well, it's not the most affordable, but it's not the most expensive either. So, let's just put it like that.
