How Wealthy is NW Florida

So, is Northwest Florida wealthy? Or, is it just filled with a bunch of lower Alabamians and Floridians. Well, in this video, we're going to answer that question, so make sure to stick around.

Alright. So, let's get into it. How wealthy is Northwest Florida? Or, is it just a bunch of trailers and some pretty beaches? Well, we got you. So, we're going to talk about Northwest Florida, that's on the Panhandle of Florida. That is on the western side of Florida because actually really big with the big old gulf right in the middle of it. So, we talk about our area, I keep talking about the Emerald Coast. But, once again, to clarify, the Emerald Coast is from Pensacola all the way over to Panama City Beach. And, this is actually where a majority of the wealth is going to be here on Panhandle. So, what I'm going to do is, I'm going to go from the most expensive or rather where a lot of the wealth is and kind of go all the way down to the main areas that you can be concerned about. Alright. Let's get going.

1. SANTA ROSA COUNTY

Now, Santa Rosa County is also referred to our area popularly as 30A. Why? Because it was highway 30A that goes down the coast from about Miramar Beach all the way until you hit about where Panama City Beach is, okay? Now, in that area, we're going to use home values and average home income to indicate wealth. Now, because this is one of the most affluent places, the people that stay here may be a secondary home. So, keep that in mind, this average home incomes may be incorrect, at least as far as what's being reported. Most of which that we've got were either through our local MLS statistics that I personally ran. But as far as medium household income, most of which came from niche.com or any additional Internet searches. Back me up, if I'm wrong. Alright. But Santa Rosa Beach, it's single family home median value is $1.5 million. Right? And that's a range somewhere between 400,000 to 24 million. 24 million, man, I'm pretty sure I saw that house. That was down there. And, when you look at 30A, there's lots of different communities. You know, you've got Seaside, Rosemary Beach, if you go into Google Maps, you can see a bunch of them. But there's specific communities that are throughout there that are just really, really affluent. And you could probably guess which one that one came from. Need hint? Probably Alys Beach. Okay.

2. MIRAMAR BEACH

Now, Miramar Beach is on the western side of 30A. And, depending upon who you ask, it may be part of 30A. If you ask me, I don't think it is because not on the 30A area. I think somebody's just trying to bring it in there. But, anyway, it's actually pretty close because your single-family home value is $1.15million. And that's a range of somewhere between $320,000 and you guessed it, $25 million. You know, it was on the other side of that. Your median household income was $77,667. Right? Now, I missed it before, but that's compared to our 30A, which was $85,652. There you go.

3. DESTIN

Alright. So, moving down to Destin as our number three spot. Destin has a single family home value median of $950,000. Now, that's a range of $232,000 to $10.2 million. The median household income for Destin is $81,468.

4. PANAMA CITY BEACH

Can we guess that one? Number four is Panama City Beach. Okay? The single family home value is $562,504 for its median. It ranges somewhere between $190,000 to $4.9 million. Mhmm. Think about it right there on the coast. Now, the median home or household income for this area is $65,253. Alright.

5. NICEVILLE

So, Niceville is in the number five spot. The single family home value is $475,000 and that's a range of $160,000 to $2 million. And, its median household income is $82,219. Alright, moving on, we got number six.

6. FREEPORT

Yeah. Freeport and Walton County. It's single family home value for its median was $444,416. And, it's range is between $54,000 Yeah. because there's some podunk places there to $2.1 million. So, whatever's on the water versus, you know, whatever. It's median household income is $61,712. Okay.

7. NAVARRE

Now, Navarre's single family home value is $405,500. Now, its range is $125,000 to $2.5 million. Its average household income is $83,768. Now, this also included Navarre Beach. Navarre Beach also has a lot of those affluent homes that are sitting out there as well. So, it kind of does push those price points up a bit.

8. GULF BREEZE

Where you have a single family home, it's median price of $402,717 with a range of $160,000 - $6.9 million. Now, 6.9 mil, where was this at? And there's like this area on the corner that looks into Pensacola. You also have Pensacola Beach. So, a lot of these different homes that are sitting there in the water can go for a really nice pretty penny. The interesting part about this is, it's actually the highest recorded median household income sitting at $91,705.

9. FORT WALTON BEACH

Alright. Moving on to Fort Walton Beach in the number nine slot, where you have a single family home value of #350,000. This range of somewhere between $120,000 - $2.9 million. That's right, those are those waterfronts. Right? You have a median household income of $54,311.

10. PENSACOLA

Last but not least, where is it? It's Pensacola. Pensacola's single family home is $280,000 and that's a range of $70,500. Right. I couldn't believe it either. Yeah, $70,500 - $3.7 million. Alright? With its median household income of $56,199.

Well, there you have it. There are your statistics that you need to know for how wealthy Northwest Florida is and where is all kind of brought together. Real estate is usually a very good indication of where a lot of the affluent, where a lot of that money is going. I can just tell you from experience of living in this area that this is actually pretty accurate as you look in different areas.
