Are you considering downsizing your home to something smaller? Two great options for you may be a condo or town home.
A condo is similar to an apartment in that you are purchasing a single unit inside of a larger building, but not the land that it sits on. You have access to the amenities such as parks, pools, gyms, or the clubhouse if those amenities are available. There tends to be a stronger sense of community in condo complexes. You don't have to worry about maintaining any lawn, or the upkeep of any common areas. The financial process of purchasing a condo is very similar to purchasing a full-size single family home, however, the lenders may take into consideration the health of the condo complex's Home Owners Association.
Purchasing a townhouse means you own the entire unit including the land it sits on. You are responsible for everything from the roof to the yard to the driveway. Town homes are typically two or three stories tall. They also may have access to common areas such as parks, pools, and gyms. There may be a monthly Home Owners Association fee with the purchase of a townhouse. The lending process is similar to purchasing a full-size home.
