Avoid Moving to Miramar Beach - Unless You Can Handle These 10 Negatives
Are you looking forward to moving in Miramar Beach, Florida? Well, hold on just a second because there might be a few things that you might not be able to tolerate, and it's going to make you want to avoid moving a Miramar Beach unless you can handle these 10 negatives.
All right, so you may want to avoid moving to Miramar Beach unless you can handle these 10 negatives.
1. COMPETITION WHEN PURCHASING
Competition is pretty high when purchasing a beachfront property. So, if you did have the dream of moving on the property that's right on the beach, whether it's a condo or beach house. There are a lot of people that have the same idea in mind. We just been through it this year, it was a very hot market when it came to purchasing condos or beachfront property. So, anytime a great piece of property hit the market, the claws came out with the buyers and a lot of people are fighting for the same property. So, it's very competitive. And, if you do plan on purchasing property, just make sure you are ready to roll, have your approval or your proof of funds letter ready to submit with your offer because you're going to have a lot of people with their eyes on the same property. So, just be prepared.
2. HOME PRICES ARE HIGH
The prices of homes are much higher in the area, because well, it's a very beautiful tourist area on the beach. So, you would expect to pay a little bit more than you would pay somewhere in the woods. Unless it's a large large piece of property or we have a mansion. But just expect to pay a little bit higher prices. A lot of people are very surprised when they see that a two-bedroom condo on the beach cost maybe has twice as much as their three-bedroom, two-bathroom single-family home. But that's just it is out here, it's a great area to live in, definitely a great place to visit. So, there was a lot of people that purchase single-family homes, townhomes, or even condos just as an investment because they know there are a lot of the visitors that come this way. So, they want to take advantage of that of course, and purchase an investment property and make some money and they don't even live in the area. So, keep that in mind too if you don't want to move to Miramar Beach, but you want to go ahead and have your own little piece of paradise and make some money in the meantime.
3. CROWDED WITH TOURISTS & RESIDENTS
It does get a bit crowded with tourists and residents in Miramar Beach. Of course, if you've been here already and may have already experienced it, there's a lot of construction on the road. So, it makes traffic a little worse, but you can expect that in high-volume tourist areas, anywhere. It's just especially crowded in the Miramar Beach Destin area because there's Highway 98. That's your pretty much, you're main connecting point to get to most of the places that you want to go. So, just expect to be around a lot of other tourists, or if you're moving here. There's going to be a lot of residents too that have also relocated to the area causing the traffic to be a little bit more intolerable for some people. But once the construction is completed, it will be a little bit better.
4. TRAFFIC
I may as well go ahead and talk about the traffic. Again, the traffic is really backed up to, really, it's worse during the spring and summertime obviously because there's a bigger crowd of tourists and there's a lot of local residents too that may have taken some time off of work and they don't feel like they need to go anywhere because they already live in a fabulous area. So, they just want to have a little staycation and have their own little vacation right here at home. So, you can also expect a lot of traffic during when there are times of festivals or events in the local area. It's going to cause a lot of people out on the roads at the same time. Just be mindful that a lot of people are just trying to enjoy these same events and activities in the local area just like you are.
5. HOT AND HUMID
Very hot and humid in Miramar Beach. But then again, we are located in Florida. So, we are the Sunshine State, so what do you expect? Even days where it's only maybe 80, 85, you might think, oh, that's not so bad. Let's not forget about the humidity that makes it so much worse. So, you can just go out and you know, you might be in the shade and still just have sweat bees rolling down your face and your shirt would just suddenly be wet because of the humidity. Some girls especially have issues with their hair. Might have their hair all cute and nice, beginning at the day, next thing, you know about an hour or so out when they're out, and about hair is just. I've experienced that many times, so I pretty much know how it goes. So, just be prepared for the heat and humidity, especially if you are from up north and you're not used to that. I had recently traveled all the way to Seattle Washington, even though it was 85, 90 during the time that I went, which is usually not even that hot up there, but it was during the time, just so happen to be hot when we went. But even with it being at 85, 90 degrees, it was still very nice because they don't have the humidity that we have here in Miramar Beach, Florida. So, it's just a different type of heat, but just be prepared and just make sure if you're going to be out and about for outdoors for a while, just make sure you have your water or whatever you need to stay hydrated. And hats, just whatever, your sunscreen of course. And, just be prepared so you don't get sunburned or get dehydrated.
6. RANDOM RAIN SHOWERS
Be prepared for random rain showers. A lot of us, local Floridians are very aware of how that works. So, you could be out and about and it's a nice sunshine day, and next thing you know, it is pouring, raining and you're only driving down the road for a couple of minutes. And, next thing you know, the rain stopped, and it's sunshine or it's actually raining while there's sunshine. It's pretty funny actually, but that's why a lot of us might not even own raincoats or umbrellas because we're just, we're used to that. We know that it's just going to pass, unless we, you know, there's a tropical storm or hurricane. We just have a rainy day even if the weather predicts that we're going to have a 60 to 70 percent rain chance. That 60 percent when it does rain, probably lasts 2 to 5 minutes at some time, and that's it. So, you can either just stand somewhere and wait it out, or we stay in your vehicle or just run right through it if you're going to the grocery store, running errands. You're not going to have a hard time staying dry, because it doesn't last that long at all. Just know that you're going to have some random rain showers, but it's nothing to really put a damper on your day because it doesn't last that long.
7. TARGET FOR HURRICANES
We are target for hurricanes. Obviously, we are in Florida, in the peninsulas. So, we are most of the time in the projected path of these fabulous storms. But, however, if you do plan a vacation or plan on moving to Miramar Beach, you don't necessarily have to worry that. Worry about that day after day during a hurricane season, which is June 1st through November 30th, but just know that we are most of the time in a projected path. But even if you do have a trip planned, during when there's a storm just happened to be brewing in the gulf or the atlantic around the same time. Don't necessarily think that's just going to ruin your vacation because there's a good chance that it just may stray off the other way. It might head more east or west and you can still be able to enjoy your visit or enjoy your relocation to Miramar Beach.
8. FLOOD ZONES
You may have to worry about being in a flood zone. So of course, if we talking about hurricanes, that might be another concern for you. Of course, if you're you purchase property that is located in a flood zone, you will be required to purchase flood insurance. And, unfortunately, there will be higher insurance premiums. But that's just because of the location and the higher risk of flooding especially if you're in Miramar Beach or the Destin area along the coast. So, especially if there is a storm headed this way, is going to bring a lot of heavy rain. You're just more prone to get a little, have some flooding or median storm surge. But, just know that even with the higher insurance premium, that's just another price you have to pay in order to own your own piece of Paradise.
9. NOT MUCH WINTER SEASON
There's not much of a winter season in Miramar Beach, or really anywhere in Florida. So, if you're from an area where you truly get to experience all four seasons of the year. We, I would say have, maybe only two of those seasons here in Miramar Beach. We pretty much have spring and summer. We have a little taste of fall and a little glimpse of winter season. What I mean by that, is that it doesn't really get really, really cold to where we're bundled up in our big snow coats and snow boots, thick glass. We actually had a couple times where we did drop down to the 20s in the recent years. That was pretty rough for us Floridians because we are not used to that. But usually in the fall, when it does start to go down to the 60s, 50s, that's where some of us might actually put on real tennis shoes and set aside the flip-flop, or even throw on a light jacket. But then, there are a lot of people out there that still love the 60-degree weather and still even be out on the beach and be in the water enjoying it. You won't see me out there because the weather has to be at least 80, or 85 degrees for me to be in the water. Otherwise, I'll still feel like it's cold, then I sound like I'm not a true Floridian. But, I have actually been here since 1994, with a little period where I did leave. But even when I was here as a child, I didn't experience the beach as much. But as an adult, I do like to take advantage of being here in the area. So, that's when I really truly experienced, what the water temperatures are like, during certain times of the year. And know the fallen and wintertime is not it for me. But I do give props to a lot of people that still enjoy the beach even during our fall and winter time and see if we do have a lot of people from up North that relocate to the Miramar Beach area. Because, even though it's a little chilly, it's still not as cold as from where they're from where it does get in the negatives and they have the blizzard and, you know, all that roughness, they have to experience. And they would just chill out down here in Miramar Beach for a couple of months or throughout the season. But, some people don't want to do that. They don't want to leave their home because they enjoy the winter season where they're from, they enjoy the snow, they enjoy the scenery, they enjoy the snow activities. That's just not something that you can really get down here. Here in Miramar Beach, we have more of the beach fun, and not the snow fun. So, just be prepared to not have much of the winter season, but we do have a lot of the Christmas decorations everywhere. Miramar Beach is absolutely beautiful during the Christmas season because it's very well decorated. A lot of the homes and even a lot of people decorate their condos. You can go out on the beach and see that they've decorated their balconies. You know, as long as they use appropriate decorations, we don't get in trouble. But it either way, if you do a purchase or if you visit here during the wintertime, you'll still be able to have that Christmassy feel but just not much of the winter season.
10. HARDER TO MAKE FRIENDS WHEN LIVING IN A CONDO
It's harder to make friends when you're living in a condo in Miramar Beach. And I'm saying this because I've actually had some people tell me about their experience with relocating to a condo or to a vacation area in Miramar Beach, because of the vacation rentals that they live around. There's a lot of people coming and going and they don't really have those neighbors that are there to stay and then, you know, build a relationship with. They do, however, make friends with some of these visitors, but that's just a little temporary bond, a temporary friendship and then they're off to the other side of the country and there's no telling when you'll see them again. So, I do have special people that are Retiring and relocating to Miramar Beach. They have said that it's a little more difficult to make friends with all the different people that are coming and going. So, if you are the type that wants to make tons and tons of friends, just know that, you probably, if you relocate to Miramar Beach and you purchase a condo or somewhere where there's a lot of vacation rentals. It may be a little difficult for you to make friends that are long-term, and permanent as far as your neighbors go. But, that doesn't mean that you won't be able to find them elsewhere. There are lots of places to visit in Miramar Beach. You just not necessarily won't have a best friend that lives right next door to you or lives in the same building.
