5 URGENT Updates you NEED TO KNOW before Moving to Niceville 2021

So, you're moving to the Destin - Fort Walton Beach area and you're considering moving over to Niceville and you're wondering, what do I need to know about moving to this area this year in 2021? Well, in this video we're going to talk about the five urgent updates that you need to know before making a move to Niceville. So, stick around.

Okay, so let's talk about Niceville and why people want to move to Niceville? Well, first of, Niceville is a pretty small town with about 15,000 people out there. Schools are one of the main reasons that people move to this area. It's actually rated A and it's just got a great academics and possibly one of the best sports programs out there and I'm sure somebody will argue differently, but arguably. Also, Niceville has a great updated and more affluent feel throughout a lot of their communities here. It's got a great proximity if you're working at Eglin Air Force Base, and it's just got a great sense of community and pride for people that do live in this area. Well, it's a friendly people and surprisingly enough it's very, very diverse. Thanks to the military bases that are all around here bringing in all sorts of great people that just all live together.

Okay. So, what about these 5 Urgent things that you told us about Tim?

1. HOUSING

Well, this is a real estate channel, so let's talk about housing, it's 2021. It's a crazy seller's market coming out of 2020 after we had the pandemic that went through. So, where are we at a medium home price for a single-family home? Currently, at this time in this summer of 2021, it is at $385,000. Now, last year it was, at this exact time, it was at $345,000. That means it went up 40K in 1 year, that's insanity. Most of the time in our area and even across the continental United States. We see an increase of maybe three to four percent. That's insanity for 40%. If you want to look at what the highs and lows are, we had a high up to $2.3 million which you can imagine is a gorgeous house, it was sitting on water, and a low of about $70,000. So, that being said, compare this to our national average of about $217,500. Niceville is actually one of the more affluent communities throughout our area. So, just kind of keep that in mind as we go. We have everywhere from more or less affordable housing all the way up to very, very luxurious housing in the Niceville area.

2. COVID RESTRICTIONS LIFTED

As a June 4th, Federally, they lift it all the restrictions that we had for certain places. However, there are still some businesses that are holding out and for their own reasons, requiring you to have your own personal protection, such as a mask, or what have you. Things in Florida never got that crazy during 2020. It did shut down for a little bit, but for the most part, it was remained open, so not a huge change. But if you're coming from an area that this wasn't a major issue, you're going to see a very, very relaxed as far as the covid restrictions here in 2021, here in Northwest Florida.

3. SCHOOLS

As I said earlier, people like to move to Niceville because it's got the best-rated High School in the area. Now, here are the stats for it. Niceville High School is mainly what we're referring to and is ranked among the top 50 in the entire State of Florida. That's pretty good for Northwest Florida. It's ranked 49. So yes, let me beat one of them in the top 50. To give that some sort of perspective, you have Fort Walton Beach High School, which was rated 145. You have Choctaw High, it's called Choctawhatchee, still probably saying it wrong, High school, was at 174. And, if you want to go North to Crestview, Crestview was sitting at 190 in the ranking. So 49, yes, it's probably one of the best ones in our area if we're going to look at those stats. But that just happened as of this year.

4. DESTIN - FWB AIRPORT

The Destin Fort Walton Beach airport is expanding. It's been a big push this year, as they're adding two new terminals on either side to accommodate some more carriers. We also had another carrier that decided to join the VPS, which is a designator for that airport. Fleet, as in Southwest, Southwest is now starting flights in and out of the Destin Fort Walton Beach Airport, which is fantastic. So, you can get out and have one of those Airlines or you just get to pick your seat and the great things about Southwest. Southwest is also now doing instead of just direct flights or actually doing layovers now, which I didn't realize until I flew on them not too long ago. So, if this has been happening for a while, go ahead and leave a comment and tell me how long is actually been going on because I don't necessarily know. One thing why this is an urgent update is first of all, it means more people are coming through. And, the Urgent update about this year is that the carrier is already here in the infrastructure isn't built out yet. What's that means, is it's really crowded. It takes a long time to get through that airport. And if you're not TSA Pre-checked, just realize that you're going to have to deal with the crowds. Not only that, but it is part of Eglin Air Force Base. It means that there's military movements that go in and out of that airport as well. So, don't catch yourself showing up last minute into this area and going, Oh no, I don't have enough time to get on the plane to get through security. So, make sure that you plan that.

5. TOM BAYOU BRIDGE

Also, for 2021, Tom's bayou bridge is finally resuming construction down in Valparaiso. Valparaiso is technically part of Niceville. So, I decided to throw down in here, why? Because if you're living in Niceville and you are going to the base, Eglin Air Force Base, you have to go through here. There's one road to get in there. And on that road, you have to go over Tom's Bayou Bridge, which is just north of the base, well, Northeast. So, with that being said, this project was an 8.5 million dollar project. This was supposed to be done last year, but it was delayed. Thanks to the bridge out in Pensacola that took some significant damage during Hurricane Sandy. Now, the repairs have resumed and they're just doing single-lane traffic over one side versus the other. But is planned to actually be done this year, but we will have some traffic issues in the coming time period.
